Please read the following very carefully:- When a holiday booking is confirmed with us you enter into a contract binding you the customer and Accommodation Scotland in various ways. We have detailed the obligations we have to each party.… Holiday Occupancy Reservations of Accommodation are accepted by Accommodation Scotland on the undernoted conditions:- The booking agreement confers a right to stay in the accommodation for the agreed period for holiday purposes only. All terms of the Rent Act are excluded. The signatory on the booking form accepts liability for the behaviour of all members of the party and for ensuring that conditions of hire are adhered to and for loss or damage to the accommodation and the contents (see below).
Following the initial enquiry, awaiting receipt of the deposit of one quarter of the total rental together with the completed booking form, a provisional booking will be held for seven days. The balance of payment must be received by us no later than six weeks before arrival. All bookings confirmed within six weeks of arrival must be paid for in full at the time of booking. Please do not ask for a booking to be granted on trust, we cannot accept bookings without payment (this is through experience). Accommodation Scotland will forward a written confirmation of your holiday booking which also acts as your receipt. We may treat the booking as cancelled if the balance of payment is not sent by the agreed date and will be seek to re-let the property. In the event of cancellation the deposit is non-returnable and the following scale of charges will apply:- Cancellations up to six weeks -deposit only; from six to two weeks -50% of total booking cost; two weeks or less -100% of total holiday cost. All cancellations must be advised as early as possible and notified in writing by you (the client) to Accommodation Scotland. We will confirm the cancellation charges and issue any refunds due. It is most strongly advised that you take out holiday insurance which includes cancellation expenses. If due to circumstances beyond our control the accommodation booked becomes unavailable we will not be liable for compensation, but will refund all monies paid including the deposit.
The completed booking form must state occupancy, e.g. names, address, contact numbers, etc and any changes require to be agreed before arrival at the property. Occupancy above the maximum number agreed for the property is NOT permitted. Only persons indicated on the booking form may occupy the accommodation. If this condition is breached we have the right to terminate the contract immediately, WITHOUT refund. This is essential for your own safety and also your comfort and enjoyment of your accommodation.
Occupation of the properties can be expected by 4.00 pm, but can be earlier or later by prior arrangement with the proprietor or keyholder. On day of departure the accommodation should be vacated by 10.00 am. Bookings are usually Saturday to Saturday. Alternative arrangements for the keyholder may from time to time become necessary but this will be advised/discussed in full with you prior to your arrival, and may involve forwarding the key by postal special delivery, or collection from a pick up point, e.g. airport, railway station etc if this is more suitable to the circumstances.
We provide bedding, towels, linens - all freshly laundered to you free of charge as we hope this will assist in your holiday experience, but ask that non of these are removed from the premise (losses will be passed on to the client).
You (the client) is responsible for all damage/breakages during the booking and we reserve the right to charge for any loss or damage to the accommodation, equipment or immediate environment.
A security deposit is requested in advance or on arrival, the sum of £100, per booking party, which will be refunded in full by post after departure providing the accommodation is left as found. You are responsible for keeping the property in a clean and tidy condition and we also reserve the right to charge an additional cleaning fee of £35 where we believe the property to be excessively dirty -please ensure that all cutlery, plates, pans etc are properly cleaned before setting away and also ensure that the oven rings and trays are not stained with grease as this spoils them for use by fellow visitors.
All damages and breakages must be advised immediately. You are responsible for ensuring that no members of the party cause a nuisance or disturbance to other residents or occupiers and must ensure that proper care is taken to ensure the property is kept secure during your stay.
We accept no responsibility for loss, injury or damage to any member of the clients party or loss/damage to personal belongings, baggage, vehicles or any property left in/outside the property during the let of the premises. We have taken all precautions we can think of to ensure that the property is safe and secure and to ensure that you have an enjoyable and trouble free visit.
